The NSW Government has announced major rental law changes, set to take effect from 19 May 2025. These reforms will significantly impact how landlords manage their properties, particularly regarding lease terminations, pet approvals, and rent payments. Staying informed is key to protecting your investment and ensuring compliance.

What’s Changing?

🔹 No-Grounds Evictions Ending

  • Landlords must provide a valid reason to end a lease, such as selling the property, major renovations, or owner-occupation.
  • In some cases, longer notice periods will apply.
  • Tenants who receive an eviction notice but secure a new rental before the notice period ends will have the right to terminate their lease early.

🔹 New Rules for Pets in Rental Properties

  • Tenants can apply to have a pet, and landlords can only refuse for specific reasons (e.g., owner-occupation or council restrictions).
  • standard application form will be introduced.
  • If a landlord does not respond within 21 days, the pet request will be automatically approved.

🔹 Fee-Free Rent Payment Options

  • Tenants must have access to free electronic payment methods, such as direct bank transfers.
  • This prevents additional charges that could otherwise increase rental costs.

Further reforms, including stronger privacy protections for tenants and a portable rental bond scheme, are expected later in 2025.
