The owner's guide to navigating the current rental market

With a flood of vacant rental properties currently overwhelming the rental market, there has never been a more important time to ensure your property manager is caring for your property and giving it individual attention. As a boutique agency with over 90 years of history in Sydney property, we pride ourselves on knowing Sydney suburbs, markets and our clients’ needs like the back of our hands. This week we wanted to look at a few of our properties that are currently for lease and discuss how we are best accommodating tenants and owners needs.

Know your Location

You’ve heard it in the property world before; location, location, location! But, knowing the ins and outs of what your location has to offer can often reap more rewards than seeking out the best location you can find. Our studio apartment at 3/12 Abbotford Street Kensington proves this by capitalising on what the area has to offer. The apartment is located within walking distance of Randwick TAFE, NIDA, Prince of Wales hospital and the University of New South Wales. 3/12 Abbotford Street is a student’s or health worker’s dream. To capitalise on this, Wills Property ensures all the appliances are up to date and is also offering the option of the flat being furnished. Abbotford Street also boasts a shared back yard, making it an exciting opportunity for student accommodation in Kensington.

Know the Customer

In response to recent lockdowns, the features that renters are looking for have changed, significantly. While proximity to public transport hubs used to be a highly sought after feature, renters are now thinking more about outside space, internal laundries and generous living areas as high priorities in a rental property. Identifying these desires, our property at 638/2 Stedman Street, Rosebery ticks all the boxes for a lockdown savvy renter. In addition to a walk-in laundry and balcony space, the apartment also boasts air-conditioning, gas stovetops and landscaped gardens and courtyard including BBQs. Tenants will never want to leave! To top it all off, a short walk to Green Square train station will ease the mind of a discerning tenant, knowing they are still well connected when life returns to normal.

This property has since been leased by our Property Manager, Tristan Mailey.

Know the Strengths of Each Property

The best property managers know that a property is more than an address in a database. Property in Sydney covers a huge breadth of styles from Victorian terraces to federation cottages, beachside mansions to newly developed apartment blocks. Knowing the strengths and weaknesses of each type of property will ensure that the property is seen by the people who are most likely to love it. At Wills Property we work hard to keep our rental properties up to date while also maintaining and making the most of its original features. Unit 3/38 Manning road is not your typical two-bedroom unit. The apartment boasts hardwood floors throughout and distinctive circular art deco windows. While Wills Property has sought to retain the best of these 1920’s features, the kitchen and bathroom haven’t been left behind! 3/38 Manning road boasts gas cooktops, internal laundry and updated bath-shower combo. Making the most of a property’s past can ensure it remains appealing for tenants a long time into the future.
