Before You Move In

How Can I Arrange To View A Property?

Most of our properties already have dedicated inspection times. Click here and navigate to the property you wish to inspect. On the sidebar of that property are the inspection times.

How Long Is The Lease?

Most of our tenancy agreements extend for six to twelve months.

Are Pets Allowed?

This decision is dependent on the property owner. While some owners allow dogs, cats, and other small pets, most prefer not to have animals in their property. You can usually find the answer in the description about the property.

Do I Need To View The Property Before Applying?

Yes, all applicants must view the property in person before submitting a rental application. This makes sure that the property owners know what to expect from their new tenants and that tenants are familiar with the condition of the property.

How Much Is The Bond?

For all of our properties, the bond is four weeks of rent.

What Are My Responsibilities?

It’s important for first-time tenants to understand that a Residential Tenancy Agreement is a binding legal contract. By signing this contract, you declare:

– That you will pay rent on time, or in advance when necessary
– That you will pay water utility charges on time
– That you will keep the property clean, neat and in good repair for the duration of your tenancy
– That you will rent the property through to the end of your lease

When Will I Receive My Keys?

Once you’ve signed your Residential Tenancy Agreement, you will probably be eager to get the keys to your new place. However, for a variety of legal and safety reasons, we cannot issue keys early or allow you to enter the property before your tenancy start date.

During your tenancy, we will keep another set of keys in our office. These keys are kept in a secured location and only used if we need to access the property during an emergency. If you are interested in changing any locks on your property for any reason, then please contact your property manager for permission. You will also need to provide our office with a spare set of the new keys.

What Are The Guidelines For Sub-Leasing?

In your tenancy agreement, you will find a clause that specifies the maximum number of people who may occupy the property. Any additional occupants—or changes —must be cleared with your property manager in advance. Our tenants are never permitted to sub-let properties without permission from the property owner.

How Do I Pay My Rent?

Rent must be paid in advance. If you are ever unable to make a rental payment, please contact your property manager immediately.

Should I Purchase Tenant Contents Insurance?

Just as homeowners buy home insurance, each tenant should buy tenant insurance to protect their property. If your property is damaged by catastrophic circumstances (such as a fire, power outage, flood, or storm), your landlord’s insurance policy will not cover your property. You are not responsible for any damage or destruction by your property manager and agent, so please buy your property Contents Insurance to keep your belongings safe.

How Do I Submit My Property Condition Report?

Within seven days of your tenancy start date, you will need to deliver a signed copy of your property condition report. This document describes the condition of the property at the time of your arrival. This will be compared to a second condition report that your property manager will conduct at the end of your tenancy, to see if any damage has been done to the property. If you do not sign off on the property condition report, then the original report will be used for end of tenancy condition comparison.

How Do I Arrange Repairs?

If you need to request a repair, please submit the “Repair Request” form on our website, or send an email to our rentals team. Many repairs require work from a skilled tradesperson. We require permission from the landlord. Once we have the go ahead, we will submit a work order to the trades person, who will later contact you to arrange a maintenance time.

Emergency Repairs?

Some repairs require immediate attention, especially if they threaten to damage the property or cause someone harm. Here is a listing of repairs that should be addressed as soon as possible:

– Landlord-supplied appliance breakdown (laundry, water, cooking, heating and cooling, etc.)
– Appliance or fixture breakdown that causes significant water waste
– Lift or staircase failure
– Failure of the gas, electricity, or water system
– Blocked toilet system
– Roof leaks
– Storm damage
– Fire damage
– Floor or water damage
– Gas leaks
– Electrical faults

If you or any of your family members feel unsafe in the property due to dangerous conditions, please let us know right away. For urgent repairs, you are permitted to submit a repair request form after the report has been made. During normal hours, you can phone our office and make a repair request. We will do our best to resolve the issue. Outside of regular office hours, you may directly contact an emergency contractor. Before bypassing our office, however, please make sure that your repair is actually an emergency. Dealing with a non-emergency without informing your property manager can have costly consequences.

Will The Property Be Inspected?

We will regularly inspect your property.

The purpose of these inspections is to give the property owner peace of mind, ensure that you take good care of the property, and ask you about any repairs that may need to be planned.

Expect a first inspection about 90 days after moving into your new home and every six months thereafter. Some property owners ask for more frequent inspections to be carried out. After scheduling a regular inspection, we will give you a full week (7 day) notice.

Here is a list of some of the main issues that we look for in an inspection:

– Are the carpets, floors, and windows clean?
– Are all walls, fixtures, doors, and doorways free of holes, dents, and marks?
– Are there burns or carbon stains in the kitchen area and stovetop?
– Are the shower, toilet, and laundry equipment clean?
– Are bathroom and kitchen tiles free of residue?
– Are the lawns and gardens regularly cut and edged?
– Have any lawn clippings been removed?
– Are gardens and flower beds weeded and edged?
– Has the rubbish been taken out?
– Are there unregistered cars on the property?
– Are there oil or fluid stains on the driveway, garage, or carport?
– Are the swimming pool and spa free of dirt and residue?
– Is there any noticeable damage to any part of the property?

Smoke alarms

Each property is required to have a working smoke alarm at all times in accordance with current legislation. Please check every three months your smoke alarm and make sure it works properly. It is your responsibility, as the tenant, to immediately replace flat batteries.

How Do I Vacate The Property?

If you plan to move out at the end of your tenancy agreement, you must give us a written notice at least 14 days prior to the expiry of your agreement. If you decide to vacate your property after the expiry of your tenancy agreement, you must give a notice of at least 21 days. Please complete the following vacate notice.

Contact your property manager as soon as possible in case of unplanned circumstances that require you to vacate the property before your tenancy agreement expires. We will try to find another tenant who will be able to assume your duties. You’re going to be obliged to:

– Pay rent until the new tenant moves in
– Pay an additional letting fee
– Pay any costs that the landlord accrues while advertising the property

Please use our online vacation notice form to notify us of your intention to vacate for any of the above reasons. You’ll have to return your keys to our office as well. Remember that you will not return your keys after the date on your vacation notice if you are charged rent for each day.

We will also conduct an outgoing property inspection that you are welcome to attend. The purpose of this inspection is to compare the current condition of the property when signing your residential tenancy agreement with its condition. In most cases, tenants leave properties in almost the same condition they entered them and receive a full bond refund. This reimbursement is processed by direct deposit or returned by post and usually takes about 2-6 weeks to arrive. The bond can only be returned once the rent has been made and invoices have been paid, keys are returned and the property has been returned to its original condition as specified in the report on the entry condition.

The property owner may allow you to correct the problem before moving out if any damage has been done. Otherwise, we will deduct the cost of fixing the damage from your bond.
